You should be able to run at 1080p Ultra Settings somewhere between 35-50 FPS for modern games (BF4/Bioshock/Metro/Hitman). Less GPU intensive games like TF2/WoW/LoL/CS:GO(?) should run at 60+ no problem at Ultra settings.

Mist you could probably get a portable unit if you don't have a sill that'll support a normal window AC. The portable units have a hose running out of the back of it you just run to the window.
