Just look into buying it without 20% down. Putting that much down in today's day and age (and rates) doesn't make sense to me anymore. I've done quite well putting down 5-10% and putting the rest in an index fund.

Incant abilities and monster merging are so broken. I merged the sap/armor on incant totems and beat divinity while taking 0 damage. I'd stack 10+ saps on monsters while having 200 armor at the end with Divinity having 60 stacks of sap. They were all doing 0 damage and even if I didn't get a mob...

Early PoE loot was pretty sanitary as well, most GG gear was simply T1 life with Tri Res or T1 ES gear. PoE did have a ton more uniques though that were more build defining.
