Well I forgot to mention a SSD. Even a 60gb one will do wonders for ~50$ (but you should really try to get the 128gb version). The new Samsung 840 EVO series are pretty beast for their price.

If you picked the H77 motherboard, you can go back to the cheaper i5 and save 40-50$ and also you can get a cheaper case and save another 30-50$.

Get the i5-3570k or if you're not interested in overclocking, get a B/H chipset motherboard instead of Z and you can also get a cheaper psu (750W is overkill for what you want). Also you might want to push for a Gtx 660 / 660 Ti.

I played with some cheapozyxels(~50$) and I was getting 80-85 mbps (theoretically it tops out at 500mbps but they come with 100 mbps ethernet). But that was in a pretty new house (less than 10 years).

Depends on how much you want to spend on a fan but you can't go wrong with Noctua (5 years warranty I think). Not sure how the weather is around there but here in the middle of the summer 45C is very reasonable if you don't want to hear it whooooshing. edit : make that 6 years. edit2 ...
