there wasn't anything there that lead to an amazon purchase, i did put in an order for disposableish work gloves cuz i just recently got a splinter

yea i bought head mounted magnifying glasses cuz i can't see shit that up close no more, yesterday i bought 3 carriage bolts to mount my new vise and i took pics on my phone of the bolts and the hd dude was like, naw it's ok the heads of the bolts have skus in em, i was like what?!

The inspection reports have come back and it looks like the seller (and possibly the listing agent) have been lying about the condition of the HVAC system. The furnace is 40 years old and the inspector we had to come out and look at it is actually the same guy who the owner has been calling to work on the furnace every month, so he was able to let us know that the seller was lying. The barrier separating carbon monoxide from the rest of the system in the furnace has been burned away to almost nothing, so there is a real possibility that the barrier breaches in the near future and then I'd have carbon monoxide funneling into the house. There's problems with the AC too but both the general inspector and the HVAC inspector have recommended a replacement of the entire system. It'd be too expensive for me to do that along with all the other work that needs to be done on the property, so if the seller doesn't want to credit it or lower the sales price, I have to pull out of escrow. Sucks.

And this is why you never buy without an inspection.

Depends. Basic inspections aren't worth the paper they are printed on.

My general inspector was extremely thorough. Took pictures of lots of potential issues, some of which he said he already knew needed to be fixed and others that he recommended getting a specialist to look at. As it turns out, I've needed to hire a specialized inspector for basically everything but electrical at this point, but I probably would've just done plumbing and termite if I didn't have him come by first.

Closing on our house on Tuesday. We had our final walkthrough today after they made a few corrections and it looks great.

Almost two years but its finally going down. Have power and utilities set to begin, my internet to be installed. Throwing a bunch of shit out at my current house now and getting everything boxed up. Much excite.

I had the floor guy come in today to measure. I want that shit carpet out of there before I move in.

Because it's a human, either taking their job seriously, or just showing up for quick money.

Some inspectors actually do their job. Others phone it in. The first inspector I hired told me he couldn't get onto the roof because he didn't bring a ladder.

How do you show up to do a home inspection without a fucking ladder?

I know we have a fair number of rental property owners (aka slumlords) in this thread. As I try to look into my crystal ball I see that we might be approaching the time to move into the rental property space. Anyone have any thoughts on condo vs single family home for rentals? I see lower cost to entry and lowery property tax/insurance on the condo side but more real estate appreciation on the single family home side.

id recomend not doing it unless you’re starting with 5+ all located near each other (and you) and in locations that give a much higher chance of a quality renters

My advice from local slum lord friend is multiple small units > one big. Diffused risk, greater return generally.

Welp we closed. Going to spend the next month getting my old house in shape for the renters we have coming in at the end of September and moving all of our shit over there.
