The 18v Milwaukee string trimmer is great. I have M18 FUEL QUIK-LOK line and I've been using it on my new-to-me place on 5 acres. To get everything I now have 12Ah battery, 8Ah, and two 4Ahs. I have the limb saw and the hedging attachment. It's really good...

Sorry boys. If you faggots will cross buy the same games across 3 systems, I will pay $600 for a PS5. Sorry, not sorry. XBOX still needs something that will make me buy it. PC gaming isn't even an attractive option for me.

Hopefully they have an elegant way to move games you're currently playing to the fast storage and let us hook up an external drive. That way I can keep things like ESO and RDR2 on the external storage, because they are gigantic, and only move them to the fast drive when I feel like playing them...

Happy White Male Nationalism Day! (4th of July)

BACK! I love the juxtaposition on my facebook between my CA friends and my AR friends. No pictures necessary for the CA side. People saying how they love their neighbors because nobody shot off any fireworks and burned anything down. It's so dry, please don't shoot off fireworks! "I'm glad the...

Raining right now, hoping to go to the river and camp. Hopefully get a float in or two. Kings River, AR. Fireworks show last night, like 2 good ones nearby tonight but I don't plan on being here.

Made it past appraisal, which came in at 520. I think this is another rigged system to always place the value just above what you paid. One of my employers dragged their feet on employment verification, so that was the majority of the time spent last week. I believe they are just reviewing the...

I got past inspection on this house. I linked the troubles with the previous place a few pages back. This place is a custom home, one owner on 5 acres outside the city limits. City water, electric only, septic. 40x60 shop. Pretty excited. Appraisal is this week sometime and then I think we're...

Well, sheared the lugs off a trailer tire, started a small fire in the side of the road, and tested out my new fire extinguisher. Looks like either the wheel was over torqued or the movers put too much weight in here. I’m stuck in Fresno until I can get the trailer repaired. Everyone off due to...

    Working From Home

People are going to call me an idiot dreamer... so be it. It's better if we, as a society, did something like work from home when the kids are young. I would say 0 through 5 years old. It's okay to have decreased productivity during that time as you're setting up the next generation for future...

    Working From Home

What I think will happen soonish, next few years. 1) Work from home is definitely here to stay. There has been an awakening. 2) Residential / commercial zoning is structured assuming people will be at work. Examples are the financial districts in whatever big city you are near. All of those...

I would say that roughly speaking, "one paycheck" to cover the mortgage is too much. I don't think they are paying you enough to live where you are, especially considering you're looking at 1-2 hours out for commute time. Reading what you're writing it reminds me of how I was trying to talk...

MY MAN! Same, I'm scared shitless at these huge home values AND I've been in CA for 20 years where it's normal. I never, ever considered the stupid SF Bay Area real estate "normal". Alright, cool. I just bumped up my range slightly and I'm looking at a place for 550ish that's on 3.5 acres. That's just a hair below 2x income for me and thinking about going higher than 2x makes me sweat.

I'm a few pages late but @Cathan are you really considering a $600-700k house on a $120k salary? Does your spouse work too or something? Am I too risk adverse for not going that high?! Sounds like a lot of money to me. Also, 15 year vs 30 year discussion, talk to local lenders. I had to back...

    What vehicle do you drive?

I think you can option that Miata to be up to $10k more expensive than the Veloster. I'd stick with that. I saw that Hyundai, at least the Genesis brand name, is offering 0% interest on 84 month loans, no payments for 120 days for qualified buyers. See if they will make a deal on a Velo. I...

    What vehicle do you drive?

Me too, but I can't justify a car with 4 seats when I have 3 kids. The reasonable side of me won't let me. At some point I'll have room/time for a 2 seater or something like the Veloster N.

So look carefully at those pictures from the home inspection I linked. I had to back out of the deal due to so many problems being found. My cousin estimates 30k, minimum, and that just handles the problems in the front. There wasn't a vapor barrier used between the manufactured rock and the...

Here's the rest of the detailed items. Some of this is excessive, but overall I think this was a thorough, well done inspection. The roof is pretty steep which is why there isn't much detail up there. It's most likely original and getting replaced by the seller's insurance.

I'm fortunate as I have family in the area, and my cousin has been a license/bonded/insured plumber for over 20 years that branched out into other things recently. I trust him to assess this. No, no basement. It's concrete slab, and the tub sits on the slab. There isn't access to it, apparently, without pulling it. I don't know if it can be reinstalled. I'm 1,980 miles away from the house at the moment. Home was built in 2003, so it's hard to say.

There appears to be an issue with the bathtub in the master bathroom. It's opposite the shower, so it's not a shower pan leak. It's on the main floor. The home inspector said that once the water got above the jets it was nearly impossible to fill the tub, as it was draining so fast. To be sure...
