Depends on the terms. The engine has more value than the IP. Selling the game and licensing the engine could be an option.

I'm pretty sure if they wanted to sell it off, they would want to get rid of the whole thing at once, and not make package deals out it.

They want the "big" payday, not licensing agreements.
